Position Overview
The Asset & Facilities Manager will be responsible for the efficient management, maintenance, and optimisation of all venues, buildings, and yellow metal equipment at Turffontein Racecourse. This includes ensuring that all facilities meet operational, safety, and compliance standards while maximising asset lifespan and cost efficiency. The role requires a hands-on leader with strong technical, operational, and strategic asset management skills.
Key Responsibilities
- Asset & Infrastructure Management
- Develop and implement an asset management strategy covering venues, buildings, and yellow metals.
- Maintain accurate asset registers and oversee lifecycle planning to optimise asset utilisation and value.
- Schedule and oversee preventative, corrective, and predictive maintenance programmes.
- Facilities Operations
- Manage day-to-day facilities operations, ensuring venues are prepared for race days, events, and functions.
- Oversee building services including electrical, plumbing, HVAC, and structural maintenance.
- Coordinate cleaning, landscaping, and waste management services for the property.
- Yellow Metal Equipment Management
- Manage the fleet of yellow metal machinery (tractors, loaders, mowers, etc.) to ensure operational readiness.
- Oversee servicing, repairs, and operator training to maximise equipment uptime and safety.
- Ensure compliance with all health, safety, and equipment operation regulations.
- Compliance & Risk Management
- Ensure all facilities and equipment comply with legislative, health, safety, and environmental standards.
- Conduct risk assessments and implement mitigation measures.
- Maintain records for insurance, audits, and legal compliance.
- Supplier & Contractor Management
- Source, appoint, and manage service providers and contractors for maintenance and repair works.
- Negotiate contracts to ensure cost-effectiveness and service quality.
- Monitor contractor performance against agreed service level agreements (SLAs).
- Budget & Financial Control
- Prepare and manage the facilities and asset management budget.
- Control costs while ensuring quality and operational efficiency.
- Provide regular financial and operational reports to senior management.
Qualifications & Experience
- Diploma/Degree in Facilities Management, Mechanical/Electrical Engineering, Asset Management, or a related field.
- Minimum of 57 years experience in facilities and asset management, preferably in large-scale venues, sports facilities, or similar environments.
- Strong technical knowledge of building systems, asset lifecycle management, and heavy equipment maintenance.
- Proven ability to manage contractors, budgets, and large operational teams.
- Knowledge of the horse racing or sports event industry advantageous.
