We are seeking a technically strong and commercially astute Property Finance Senior Associate to join our Alternative Asset Management (Property) team. This role plays a key part in originating, executing, and managing property finance transactions The ideal candidate will combine deep analytical and credit-assessment capability with practical deal execution experience and a strong understanding of property markets and secured lending structures. Key Responsibilities: Deal Execution & Analysis Lead and coordinate transaction execution, from due diligence, credit assessment and legal structuring to negotiation and closure of property-backed credit transactions with a focus on term and development finance senior debt and exposure to mezzanine, equity and structured finance transactions Develop, review, and refine financial models to assess risk, return, and sensitivities and prepare and present applications to the Credit and Investment Committees articulating key risks, mitigants, fundamentals and sensitivities Ensure internal systems are maintained to support transactions and that transaction documentation is accurate, complete, and aligned with internal and regulatory standards Portfolio Monitoring & Management Monitor and manage existing loan exposures including covenant compliance, performance against forecasts and budgets and stress testing credit conditions Manage the renewal, restructuring and risk mitigation of a portfolio of loan exposures Client & Stakeholder Engagement Lead client-facing interactions on property transactions, fostering trusted relationships and ensuring excellent communication Coordinate engagements with external and internal stakeholders including legal, credit, valuation, and due diligence service providers Expand network of relationships with potential clients, ensuring new business development and access to future deal flow Team Leadership & Development Manage Analysts within the deal team, ensuring delivery of quality outputs (credit papers, financial models/feasibilities, desktop valuations and related due diligence) on time Provide guidance, mentorship, and technical oversight to junior team members Contribute to the continuous improvement of internal processes and workflow efficiency Market & Strategic Contribution: Maintain expertise in property market trends, asset performance, and valuation methodologies Support senior leadership in executing strategic initiatives and contributing to commercial strategy Participate in the deal desk and investment discussions, contributing to investment recommendations Requirements: Qualifications Bachelors degree in Finance, Business Science, Property Studies or a related field Postgraduate qualification or CFA/CA(SA) advantageous Experience 58 years experience in property finance, credit analysis, or structured finance. Ideally within a bank or private lending environment Proven experience in deal execution, due diligence, and financial modelling Strong understanding of broad property and credit fundamentals. Property development financing experience advantageous Exposure to credit committee processes and portfolio management and reporting Skills & Competencies: Advanced financial modelling and credit-analysis capability (eg. valuations, DCF, DSCR, LTV, scenario testing, development feasibilities and cash flows) Deep understanding of property credit risk assessment, affordability analysis, and valuation principles Excellent organisational and process management skills Strong leadership and mentorship abilities Exceptional written, presentation and verbal communication skills Proactive, detail-orientated and able to manage multiple transaction simultaneously Commercially minded, with a collaborative and solutions-driven approach
