Job Description

Overview The Regional Leasing Manager drives occupancy and revenue across the Gauteng property portfolio by sourcing, negotiating, and closing leases. The role involves building strong relationships with tenants, brokers, and industry professionals while upholding the organisation’s values. The Regional Leasing Manager will be required to travel on the road, covering the area, focused on closing deals. Responsibilities include marketing vacancies, managing leads, and handling all leasing administration. Requirements Strong leasing and negotiation skills to maximise occupancy and revenue. Excellent relationship-building and networking with brokers, tenants, and key property professionals. Ability to develop and execute marketing strategies across digital, print, and on-site channels. Solid knowledge of market rentals, competitors, trends, and area dynamics. Accurate administration of FICA, documentation, lease processes, inspections, and MDA updates. Target-driven, proactive, and comfortable working mainly on the road. Understanding of budgeting, vacancy forecasts, and performance monitoring. Effective communication and reporting to senior management and internal teams. Key Responsibilities Maximise occupancy and reduce vacancies across the property portfolio while meeting budget targets. Develop and execute leasing and marketing strategies to attract and secure new tenants. Negotiate and conclude lease agreements, improving lease term and tenant quality. Build and maintain strong relationships with brokers, tenants, and key property professionals. Conduct market research, monitor competitor activity, and analyse market trends. Oversee leasing administration, including documentation, compliance, inspections, and reporting using the MDA property management system. Support budgeting, forecasts, and financial performance tracking. Streamline processes and systems to improve efficiency. Provide regular updates and reports to senior management. Perform ad hoc tasks as required to support business objectives. Skills Strong leasing and negotiation skills. Ability to build and maintain relationships with brokers, tenants, and property professionals. Experience in marketing strategy and execution across digital, print, and on-site channels. Market research and analytical skills. Portfolio and vacancy management to maximise occupancy. Budgeting, forecasting, and financial management. Administrative and process management, including documentation and MDA system use. Clear communication and reporting to senior management and teams. Proactive, target-driven, and results-oriented.

Job Description

KEY RESPONSIBILITIES Source new tenants through networking, cold calling, broker engagement and advertising. Negotiate and conclude lease agreements aligned to rental targets and tenant mix strategies. Implement marketing campaigns to promote vacancies and development opportunities. Conduct market research (competitor analysis, trends, rentals, supply/demand). Build and maintain strong relationships with brokers, tenants and property professionals. Manage leasing administration, including FICA, documentation, proposals and MDA updates. Prepare weekly leasing reports and assist with vacancy forecasts and budgets. Provide regular feedback and reporting to senior management. REQUIREMENTS Experience in commercial leasing, property management or related real estate field. Strong negotiation skills with a proven track record of closing deals. Excellent communication and relationship-building abilities. Ability to work independently, manage multiple deals and meet targets. Market knowledge of the commercial property sector. Experience with MDA or similar property management systems (advantageous). Valid drivers license and own reliable transport (role is largely on-the-road). Willing to travel to surrounding provinces when necessary KEY COMPETENCIES Self-starter with high energy and initiative Target-driven and results-orientated Professional, confident and client-focused Organised with strong attention to detail Able to work under pressure and meet deadlines

Overview The role focuses on securing lease agreements, reducing vacancies, and driving new revenue. It requires strong relationship-building with tenants, brokers, and property professionals. Market research, competitor analysis, and promoting available spaces form a key part of the role. The position also manages all leasing administration, including documentation, FICA, handovers, and reporting. This role will require the person to be on the road, covering the area, they need someone focused on closing deals. Requirements Experience in leasing, property marketing, vacancy reduction, and negotiating new lease agreements across a diverse property portfolio. Strong administrative capability, including handling FICA, documentation, handovers, inspections, reporting, and use of the MDA property management system. Ability to conduct market research, competitor analysis, and develop marketing strategies to maximise occupancy and support new revenue generation. Must have a valid driver’s licence, be comfortable working predominantly on the road across Gauteng and nearby regions, and be based in Rosebank A self-driven, deal-focused Regional Leasing Manager with strong relationship-building skills and the ability to network with brokers, tenants, and property professionals. Key Responsibilities Drive new leasing revenue by sourcing tenants, negotiating and concluding lease agreements, and reducing vacancies across the property portfolio. Build and maintain strong relationships with brokers, tenants, and key property professionals while actively networking and promoting available spaces. Conduct market research, competitor analysis, and implement marketing strategies using multiple channels to maximise occupancy and support business growth. Manage all leasing administration, including FICA compliance, documentation, handovers, inspections, and preparation of reports using the MDA property management system. Provide regular feedback to senior management, support budgeting and forecasting, ensure adherence to internal processes, and represent the organisation at meetings and leasing engagements. Skills Strong relationship-building, networking, and negotiation skills with tenants, brokers, and property professionals. Ability to develop and implement marketing strategies, conduct market research, and analyse competitor activity. Expertise in leasing administration, compliance (FICA), documentation, inspections, and portfolio management. Proficiency in property management systems (MDA), reporting, budgeting, and KPI tracking. Self-motivated, detail-oriented, and able to work independently while advising senior management and supporting business objectives.
