Port Elizabeth: Property Maintenance Manager

Job Title: Maintenance Manager Reporting to: General Manager Job Summary The Maintenance manager’s job entails being in charge of the upkeep and maintenance of a company’s equipment and facilities. Installation and repair of a building’s mechanical system as well as the upkeep of a property. Please note that apart from the below, you may be required to perform additional duties from time to time that are reasonable and within your abilities and scope of expertise. You are required to acquaint yourself with the tasks performed within the workplace, as you may be required to perform certain of these duties in accordance with your abilities and in compliance with reasonable and fair instructions. Duties Perform daily and weekly inspection of facility to ensure smooth operations, including Generator, Water tanks, Heat pumps, Fire Emergency system and other operational equipment. Perform periodic maintenance and plan preventative maintenance around operational requirements. Report to the General Manger and Owner daily on Maintenance carried out and plans for future Maintenance to be scheduled. Respond immediately to guest requests for maintenance queries Manage costs of maintenance through effective quoting and cost control measures Ensure that all maintenance tools and equipment is maintained and stored away in safe place Carry out regular inspection of building facilities to ensure they are operational and efficient. Ensure compliance with set fire /safety procedures and policies, including any contractors that work on-site. Monitor work carried out by contractors and when work is done record what has been done, including filing and scanning work orders to ensure proper records are kept of all work done on site and on which items of equipment as well as the costs of repairs done. Equipment and maintenance consumables and tools stock takes done monthly. Check daily work orders and carry them out in order of importance, and once done to close work orders on the Maintenance app. Ensure facility premises are maintained in a clean and orderly manner. Ensure that all maintenance/testing operations are in accordance with acceptable standards. Attributes: Some of the major qualities you will require to succeed in this role include People management skills, Technical skills Observational skills, Reliability Honesty and integrity Practical dexterity Requirements Matric Qualification in maintenance related trade eg, construction, plumbing or electrical. Sound knowledge of technical / electrical systems Experience in property management / facilities management would be an advantage. Computer literacy Drivers License
