Pretoria: Fund Principal – Property Deals & Transactions

(Senior Leadership | Deal Origination | Capital Deployment | Real Estate Investments) A leading institutional investment organisation, recognised for managing one of the continent’s most sophisticated and diversified asset portfolios, is seeking an accomplished property investment executive to drive high-value deal origination and transaction execution within its Property Investment Division. This role is aimed at a seasoned dealmaker with a proven record of structuring and closing complex property investment transactions across development, acquisitions, disposals, debt and equity instruments. Purpose of the Role To originate and develop a high-quality pipeline of property investment opportunities—ranging from direct developments to acquisitions, disposals, debt funding structures and indirect investments—and to ensure the successful execution of these transactions to deliver fee income, capital growth, rental returns and overall portfolio performance. Minimum Requirements (Strictly Applied) Only applicants who meet all minimum criteria will be considered. Honours Degree in Finance, Investment Management, Property or Real Estate (NQF 8) Property Law and/or Sales Certification or Diploma FAIS RE5 (or willingness to obtain within 6 months) 10–12 years’ experience in property investment transactions Minimum 5 years in Senior Management , with leadership of deal teams Strong background in: Property developments Acquisitions & disposals Debt & equity deal structuring Corporate finance principles Postgraduate qualifications (MSc Real Estate, MBA, CFA, CA(SA)) will be an advantage Key Responsibilities Lead origination and screening of new, high-value property investment opportunities Conduct feasibility analysis for acquisitions, disposals and portfolio optimisation Oversee deal structuring across equity, debt and blended financing Prepare and present compelling investment committee reports Drive acquisition and disposal processes in line with investment strategy Build and maintain strategic relationships with clients, partners, developers, financiers and industry stakeholders Identify value-accretive opportunities and lead negotiations to close transactions Oversee an effective pipeline management process—including deal status tracking, board reporting and governance compliance Maintain deep market intelligence to drive competitiveness and identify emerging opportunities Ensure rigorous risk assessment across all transactions Competencies & Skills Advanced deal-structuring capability (equity and debt) Strong financial modelling and valuation expertise Broad, cross-sector real estate investment exposure Corporate finance proficiency Strong understanding of property risk and mitigation Target-driven, commercially sharp and execution-focused High attention to detail with strong analytical capability Strong relationship-building and negotiation skills Ability to operate under pressure with sound judgement Why This Role Appeals to Senior Property Investment Professionals This is a rare opportunity to lead large-scale real estate transactions within a sophisticated institutional investment environment, shaping the future of major property investment portfolios.
