Property Manager Manage the day-to-day operations of a global residential and industrial property portfolio. Epping, Cape Town | R30 000.00 R40 000.00 About Our Client The company manages a global residential and industrial property portfolio consisting of both leased and owned assets. It operates within the overseas move management industry and oversees properties across residential, industrial, and operational sectors. The Role: Property Manager This role exists to manage the day-to-day operations of the company’s global property portfolio while reporting to the Group Facility Manager. The purpose of the position is to optimize asset performance, ensure tenant satisfaction, and maintain operational efficiency and regulatory compliance. The role contributes to the business by providing administrative support for new infrastructure development and managing strategic property improvements. Key Responsibilities Manage all aspects of tenant relationships for residential and industrial properties, including screening, onboarding, and dispute resolution. Develop and implement strategies to maximize the value, profitability, and operational efficiency of portfolio properties. Negotiate and execute lease agreements and rental contracts in collaboration with legal and finance departments. Coordinate preventative and reactive maintenance programs to ensure properties meet health and safety requirements. Conduct regular site inspections to assess condition, identify maintenance risks, and determine remedial actions. Manage relationships with contractors and service providers, including hiring, performance monitoring, and cost control. Scope, plan, and coordinate renovation and upgrade works to enhance property functionality and asset value. Provide after-hours emergency response support for property and facilities-related incidents as required. About You Experience in managing residential and industrial property portfolios. Ability to manage lease renewals, rent reviews, and vacancy management. Proficiency in conducting portfolio performance analyses and monitoring real estate market trends. Skills in marketing vacant properties and conducting property viewings. Ability to maintain accurate tenant records, lease documentation, and photographic maintenance records. Capability to coordinate move-in and move-out processes and oversee quality control for renovation projects.
