Job Summary
To qualify for this position you need:
- Bachelor’s degree in Finance, Accounting, or a related field. Professional qualification (CA(SA), CIMA, or similar) preferred.
- Minimum 5 years of financial management experience.
- Property or rental management experience is essential.
- Strong knowledge of trust accounting and rental property finance regulations.
- Experience with financial reporting, budgeting, and cash flow management.
- Proficiency in accounting software and financial management systems.
- Strong understanding of South African Tax laws and financial compliance requirements.
- High accuracy and attention to detail in financial reporting.
- Ability to align financial strategies with business objectives.
- Strong analytical skills to identify risks and inefficiencies.
- Experience in financial automation and system integration.
- Ability to mentor and manage a finance team.
- Strong integrity and commitment to financial compliance.
- Ability to explain financial insights to non-financial stakeholders.
Duties and responsibilities include, but not limited to:
Financial Planning & Strategy
- Develop and implement financial strategies aligned with business objectives.
- Conduct financial forecasting and risk analysis to support decision-making.
- Provide strategic input on profitability, cost-saving initiatives, and revenue growth.
Budgeting & Cost Management
- Prepare and manage the company’s monthly/annual budgets.
- Monitor and control expenses to optimize profitability.
- Implement cost reduction strategies while maintaining service excellence.
Financial Reporting & Compliance
- Prepare accurate financial statements, reports, and management accounts.
- Ensure compliance with South African financial regulations, Tax laws, and industry standards.
- Oversee audit preparation and liaise with external auditors.
- Ensure accurate reporting of trust accounts in line with regulatory requirements.
- Ensure owner reporting is on time and accurate.
Cash Flow & Trust Account Management
- Oversee rental collections and ensure timely payments to property owners.
- Manage cash flow effectively to ensure operational sustainability.
- Implement strict controls over trust accounts and all payments.
Process Optimization & System Implementation
- Implement and improve financial systems, automation tools, and reporting processes.
- Ensure deposit refunds and owner payments run smoothly.
- Ensure seamless integration of accounting software with property management systems.
- Optimize financial workflows to improve accuracy and efficiency.
Risk Management & Financial Controls
- Identify financial risks and implement mitigation strategies.
- Establish internal controls to prevent fraud and ensure financial integrity.
- Monitor rental arrears and implement effective debt recovery strategies.
Team Management & Leadership
- Lead and mentor the finance team to ensure high performance.
- Develop and enforce financial policies and procedures.
- Collaborate with other departments to align financial goals with business strategy.
