Job Description

KEY RESPONSIBILITIES: 

  • Correct Effective management of the relevant service provider/s for safety, security and access control with the aim of zero intrusions and effective access control
  • Effective management of the performance of all other service providers/contractors
  • To identify shortcomings and make recommendations to the Operations Committee to improve standards and the general efficiency of the estate environment
  • Implement and manage repair and maintenance projects (planned and unplanned) on buildings, infrastructure such as roads, streetlights, fire-fighting equipment, fire hydrants, storm water systems, electricity and water reticulation systems, sewerage systems
  • Ensure the Common Property is safe, neat and tidy
  • Effective management of the MOA Office, Management systems and procedures and the personnel employed by the Association – in conjunction with the Managing Agent and the Operations Committee where appropriate
  • Management of all aspects of the Water Rights and the “Leiwater” system.

 ESSENTIAL REQUIREMENTS:

  • To be available to take calls after hours. To this end a business mobile phone will be provided.
  • To be available (within reason) to attend to emergency situations after hours on weekdays, over weekends and on Public Holidays.
  • Work hours
  • Monday to Friday 08h00 to 17h00 and later if required by circumstances. Saturdays, Sundays & Public Holidays – “on call” or as required
  • Regular night-time inspections will be required to check the functionality of street lighting infrastructure and security operations.
  • Good manager of people – Staff, Residents, Owners, and Contractors.
  • Communication abilities: Proficient in English and Afrikaans.
  • Good verbal and written communication skills.
  • Previous Residential Estate management experience will be of benefit
  • Building, electrical, water infrastructure, telecommunications and optic fibre infrastructure systems experience and/or knowledge will be an advantage.
  • Sound computer skills such as E-mail, Excel, and Word.
  • Good negotiating skills – previous experience will be especially useful.
  • NOTE: It is essential that the incumbent be resident in the Helderberg Basin so as to be readily available after hours in need.
