About the Role

Our client is a well-established property investment and management business with a footprint across South Africa and the broader African region. The organisation manages a diverse portfolio of commercial and retail assets and is focused on maintaining accurate revenue recovery and strong financial controls. As an Accounts Receivable / Billing Controller, you will play a critical role in ensuring accurate utility recoveries from meter reading through to billing and collection, while supporting the broader accounts receivable and finance function.

Key Responsibilities

  • Lead the end-to-end utility billing process, from meter reading validation to final tenant invoicing
  • Capture, analyse, and allocate utility consumption (electricity, water, and related services) across tenants
  • Maintain and reconcile utility billing schedules, ensuring alignment to supplier invoices and tenant recoveries
  • Perform month-end reconciliations and process journals, including accruals and billing adjustments
  • Generate and issue monthly tenant invoices, including utilities, recoveries, and ad hoc charges
  • Investigate and resolve billing discrepancies, variances, and tenant queries
  • Liaise with property/centre managers and service providers to validate data and resolve issues
  • Manage tenant accounts, arrears, and credit control processes to support cash flow
  • Administer tenant deposits, pro forma invoicing, and lease-related billing events
  • Ensure data accuracy and integrity across billing systems and tenant records

Requirements

  • Diploma in Accounting, Finance, or related field
  • 3–5 years’ experience in an accounts receivable or billing role within property or real estate
  • Strong experience with utility billing, meter readings, and tenant recoveries
  • Solid understanding of reconciliations, journals, and month-end processes
  • Proven experience in debtors management and credit control
  • Strong analytical skills with the ability to identify and resolve billing anomalies
  • Experience working with property management or billing systems is advantageous
