Financial Management
- Supervision of the Property Accounting Function
- Review of monthly property income statements
- Review debtors and recommend actions on arrears tenants
- Review of matched recovery reports
- Review cash flow report
- Review of balance sheet controls
- Inter-company loan accounts
- All reconciliations are reviewed
- Accruals
- Capital WIP
- Debtors
- Statutory controls
- Subsidiary Investment accounts
- Ensure time-critical payments are actioned within timeframes (Bond installments, Tax payments, Intercompany funding transfers, Dividends, Shareholder requirements)
- Ensure municipal services accounts are paid on time, and services are not cut off
- Ensure monthly Board reporting packs are completed, reviewed, and distributed
- Ensure Board decisions are actioned, and progress is followed up on
- Propco Annual Financial statements are completed, and the audit process is managed
- Ensure all Income & VAT Tax Returns are submitted timeously
Property Management
- Management of the property portfolio
- Site visits as required
- Review property inspections
- Follow up on improvements and repairs & maintenance
- Monitor and ensure Property Compliance is maintained
- Ensure municipal services are maintained and queries resolved
- Tenant Liaison
- Debtors collection intervention
- Attending to and drafting Lease amendments
- Capex planning and execution of approved works
- Progress management and reporting of Capex projects
- Ensure Municipal billing issues are managed
- Review of metering & recoveries
- Broker liaison & arranging viewings
- Accountable for individual Property performance
