Building & Facilities Manager
(MidSenior Level | Hands-On Role)
Sagen Advisory Recruitment Company is recruiting on behalf of our client, a reputable property management company based in the Southern Suburbs (Westlake area), Cape Town.
Location: Cape Town Southern Suburbs (Westlake)
Salary: R20,000 R35,000 per month (depending on qualifications and experience)

About the Role
We are seeking a mid to senior-level Facilities Manager to join a dynamic and well-established property management company. This is a hands-on, operational role suited to an experienced professional with a strong background in construction, building maintenance, and facilities operations.
The successful candidate will take ownership of multiple sites and will be responsible for conducting building inspections, managing construction and maintenance teams, overseeing contractors, and ensuring that all facilities are safe, compliant, well-maintained, and functioning optimally.
This role requires someone who is already confident working independently in a live operational environment. The client is looking for an individual who can step into the role with practical experience, rather than someone who requires training, and who can lead teams effectively while maintaining high standards across all properties.
Key Responsibilities Facilities & Property Operations
- Oversee the day-to-day operations of commercial and residential properties.
- Conduct regular, hands-on site and building inspections to identify maintenance issues, safety risks, and compliance gaps.
- Plan and manage preventative and reactive maintenance schedules.
- Supervise on-site maintenance staff, cleaning teams, security personnel, and construction workers.
- Ensure all facilities are maintained to a high standard and operate safely and efficiently.
- Ensure compliance with health, safety, and environmental regulations.
Construction & Project Oversight
- Oversee small to medium construction, refurbishment, and maintenance projects.
- Manage contractors and construction teams on-site, ensuring quality workmanship and adherence to timelines.
- Monitor project progress and resolve operational issues as they arise.
Fleet & Equipment Oversight
- Inspect and manage company vehicles and operational equipment.
- Schedule and monitor vehicle servicing, repairs, and compliance.
- Operate trucks (Code 10) and cranes when required (e.g. generator handling).
- Maintain registers for vehicle keys, building keys, and emergency access.
Asset & Inventory Management
- Monitor, control, and report on stock, tools, and equipment on-site and in vehicles.
- Track asset condition, usage, and replacement needs.
- Oversee recycling, waste management, and environmental processes.
Financial & Administrative Duties
- Assist with budgeting for maintenance, repairs, and operational expenses.
- Source, obtain, and manage quotes from suppliers and contractors.
- Maintain accurate records of inspections, repairs, servicing, and compliance documentation.
- Compile monthly operational, maintenance, and asset reports.
Team Leadership & Training
- Lead, supervise, and motivate maintenance and support staff.
- Conduct daily briefings, task allocation, and performance monitoring.
- Ensure staff follow safety procedures and company policies.
- Coordinate and manage external contractors and service providers.
Tenant & Stakeholder Engagement
- Respond promptly and professionally to tenant queries and maintenance requests.
- Ensure tenant compliance with lease agreements, site rules, and safety standards.
- Liaise with head office, property owners, and external stakeholders.
Minimum Requirements
- Must have own vehicle to commute to and from work (company vehicle is for work-related use only).
- Must live within 2025 km of the Westlake / Southern Suburbs area.
- Minimum 5 years proven, hands-on experience in facilities management, construction supervision, property maintenance, or a related field.
- Strong practical knowledge of building systems, construction processes, maintenance, and safety standards.
- Proven experience conducting building inspections and managing maintenance or construction teams.
- Valid Code 10 drivers license (crane operation experience is advantageous).
- Computer literate (MS Word, Excel, and property or facilities management systems).
- Strong leadership, communication, and organisational skills.
- Ability to manage multiple sites, teams, and priorities effectively.

- Background as a Construction Foreman, Site Supervisor, Technical Supervisor, or Facilities Manager.
- Confident working in a hands-on, operational role with minimal supervision.
- Proactive, solutions-driven, and comfortable making on-site decisions.
- Strong attention to detail with a solid understanding of safety, compliance, and quality standards.
- Committed to maintaining high levels of tenant satisfaction and operational excellence.
