Job Description

Role Purpose The Retail Portfolio Manager provides strategic input into the Asset Management strategy and ensures effective implementation and execution thereof. The incumbent proactively manages risk to drive operational efficiencies, ensure business compliance, and support ongoing process innovation to maximise net income. The role anticipates the impact of business strategy on other divisions and ensures consistency in delivering required business outputs for the retail function. The incumbent provides guidance on feedback mechanisms, highlights operational inefficiencies, and drives continuous improvement. A strong focus is placed on analysing data and converting it into meaningful reports to support decision-making and income optimisation. Key Responsibilities Business Management Manage complex, concurrent workflows within the portfolio and deliver best practice solutions to optimise net income, operational efficiencies, and risk reduction. Review and audit operational processes and recommend improvements. Analyse data trends and implement mitigating actions to reduce risk. Review annual building budgets and mid-year valuation budgets in alignment with company strategy for sign-off by the Retail Asset Manager. Oversee effective Asset Maintenance and Property Management delivery in line with annual KPIs. Optimise utility recoveries and turnover rental performance across the portfolio. Assist General Managers and Lease Administrators with lease amendment reviews. Ensure all management meeting action items are implemented timeously. Business Development Implement and execute strategies to support new business development and drive income growth. Drive and enable net income delivery through KPI management of property managers and administrators. Minimise vacancies through active oversight of leasing activities. Monitor portfolio arrears and expenses. Identify opportunities to maximise Non-GLA income. Provide monthly reporting on Net Operating Income (NOI). Strategic Relationship Management Build and maintain strategic industry and stakeholder relationships. Develop and maintain relationships within the property industry and key stakeholders. Strengthen relationships with brokers and tenants. Assist with annual retailer roadshows. Facilitate smooth engagement between regional development projects and head office teams. Risk Management Identify and manage business risk across the portfolio. Ensure compliance with relevant legislation and company policies. Govern and manage processes and systems to minimise business risk, including OHS compliance. Implement audit recommendations and resolve findings timeously. Identify financial risks through effective monitoring and reporting. Ensure updated leasing templates and governance documentation are implemented. Facilitate updates of asset and property management resolutions and related documentation. Reporting Provide consolidated reporting to the Retail Asset Manager. Attend project and monthly management meetings. Collate centre information for executive reporting. Verify monthly turnover and foot count statistics. Prepare portfolio summaries and key operating KPI reports. Assist with bi-annual building valuations through relevant data provision. Consolidate strategic leasing drivers using bank or other data tools. Provide quarterly feedback and industry insights to retail teams. Self-Development Identify training and development needs and implement a personal development plan. Participate in training initiatives aligned with personal development objectives. Role Requirements Qualifications Relevant degree in Business, Legal, or Financial Management (NQF 7). Experience 57 years Property Management experience in a similar retail portfolio role.
