Job Description

Our client, a prominent and leading operator within the Residential Estate Management Industry is currently looking to employ a Estate Supervisor to their team based in Gqeberha.

The Supervisor is responsible for the maintenance, operation, and management of all common property, infrastructure, and facilities within the estate managed by the Homeowners Association (HOA). The role ensures that estate assets are maintained to high standards, service providers perform effectively, and residents enjoy a safe, clean, and well-functioning living environment.

Requirements

  • Relevant qualification in Facilities Management, Building Management, or related field (advantageous)

  • Experience within residential estates, HOAs, or property management environments advantageous

  • Strong knowledge of facilities maintenance and infrastructure management

  • Experience managing contractors and service providers

  • Strong organizational and administrative skills

  • Good communication and interpersonal skills

  • Ability to manage teams and maintenance operations

  • Strong problem-solving and decision-making abilities

  • Valid drivers license

  • Willingness to work after hours or respond to emergency situations when required

Responsibilities

Facilities and Infrastructure Management

  • Oversee maintenance and upkeep of all HOA-managed facilities and common areas including roads, walkways, parks, entrances, guardhouses, lighting, buildings, and recreational facilities.

  • Monitor and maintain estate infrastructure including stormwater systems, electrical reticulation, sewer pumps, and water infrastructure where applicable.

  • Conduct regular inspections to identify maintenance requirements and safety risks.

  • Ensure preventative maintenance programs are implemented and maintained.

Contractor and Service Provider Management

  • Supervise and manage contractors and service providers operating within the estate.

  • Ensure compliance with service level agreements and contractual obligations.

  • Obtain and evaluate quotations for maintenance and improvement projects.

  • Monitor quality of work, project timelines, and budgets.

Maintenance Operations

  • Manage estate maintenance staff and coordinate daily work schedules.

  • Ensure timely response to maintenance requests and operational issues.

  • Implement systems to track maintenance activities and asset conditions.

  • Maintain inventory and control of maintenance tools and equipment.

  • Conduct daily inspections of the estate boundary fence and ensure repairs where necessary.

Compliance and Safety

  • Ensure facilities comply with relevant safety, environmental, and municipal regulations.

  • Implement and monitor health and safety standards for staff and contractors.

  • Identify risks and implement preventative measures across common property.

Resident and HOA Support

  • Address resident queries related to facilities and common areas.

  • Assist with planning estate upgrades and improvement projects.
