About the Role
We are recruiting a hands-on FICA Officer to join a high-volume property/conveyancing team (off-plan developments) in Fourways, Sandton. The role owns KYC/FICA decisions, performs enhanced due diligence, prepares SAR narratives and submits Suspicious Activity Reports to the FIC, and liaises with attorneys, agents, external auditors and regulators to ensure compliant, timely transactions.
Key Responsibilities
- Review, clear and approve FICA packs for property transactions prior to submission.
- Conduct risk assessments, EDD on high-risk clients and identify beneficial ownership in companies/trusts.
- Prepare, draft and file SARs with the FIC, including clear SAR narratives and supporting documentation.
- Manage Section 29/FIC reportable transactions and maintain accurate audit trails and compliance registers.
- Run and resolve TFS/sanctions, PEP and adverse media screening; escalate where required.
- Work with agents and attorneys to fix incomplete submissions and protect deal timelines in a fast-paced environment.
- Interact with external auditors and regulators as needed; support audits and regulatory queries.
Requirements
- Relevant Qualification
- Compliance / AML / FICA certification (e.g., ACAMS)
- Prior exposure to off-plan/high-volume sales.
- Proven, hands-on experience filing SARs with the FIC and drafting SAR narratives.
- Direct experience in real estate, conveyancing or property transactions (not purely banking).
- Strong practical knowledge of FICA (FIC Act) in practice.
- Experience with KYC systems (DocFox or similar) and confident Excel/Word skills.
- Experience handling companies, trusts and multilayered ownership structures and performing EDD on high-risk clients.
