Job Description

Role Purpose The Operations Manager is responsible for planning, directing, and coordinating operational activities to ensure efficient service delivery, compliance with statutory and organisational standards, and optimal utilisation of resources. The role oversees maintenance, security, cleaning, facilities performance, and operational systems while supporting business objectives, financial targets, and stakeholder satisfaction. Key Responsibilities Operations Management Ensure effective day-to-day operational management of facilities, service providers, and contractors. Oversee maintenance of mechanical, electrical, and structural infrastructure, ensuring all assets are maintained according to preventative maintenance schedules and compliance requirements. Monitor operational procedures, records, and systems to ensure alignment with organisational standards and regulatory obligations. Production and Planning Develop operational and resource plans, monitor performance against targets, and implement improvements to processes, systems, and procedures. Identify operational gaps and implement corrective measures to enhance efficiency and service delivery. Leadership and Supervision Provide direction and leadership to operational teams. Communicate business plans, objectives, and performance expectations clearly. Manage team performance, set measurable goals, conduct reviews, and implement corrective action where required. Build organisational capability through training, coaching, and development initiatives. Health, Safety, and Compliance Ensure adherence to health, safety, environmental, and regulatory requirements. Identify risks, investigate incidents, maintain compliance records, and implement corrective actions. Promote safe work practices and ensure all contractors, tenants, and stakeholders comply with site regulations. Financial and Budget Management Prepare operational and capital expenditure budgets, monitor costs, analyse financial reports, and implement cost-control measures. Review financial and performance data to identify opportunities for cost reduction and operational improvement. Vendor and Contractor Management Oversee service providers to ensure contractual compliance, service quality, and cost effectiveness. Conduct performance reviews, negotiate contract renewals, and ensure maintenance agreements and service level standards are upheld. Facilities and Asset Oversight Coordinate maintenance activities, inspections, and repairs to ensure facilities remain clean, functional, and in optimal condition. Maintain asset registers, monitor utility consumption, and ensure operational sustainability and efficiency. Stakeholder Engagement Maintain effective relationships with internal teams, tenants, suppliers, contractors, and external stakeholders. Address operational concerns, manage complaints, and ensure clear and timely communication across all parties. Reporting and Administration Prepare operational, financial, sustainability, and performance reports. Maintain accurate records, documentation, and compliance files. Provide input into management packs, forecasts, and long-term planning initiatives. Role Requirements Qualifications Bachelors degree in Electrical Engineering, Mechanical Engineering, Facilities Management, or a related technical discipline, or equivalent practical experience. Experience Substantial general work experience together with comprehensive job-related expertise, typically 610 years. Managerial experience of approximately 36 years in planning and managing resources to achieve operational objectives. Technical Skills Strong knowledge of operational planning, policy interpretation, compliance standards, financial analysis, project coordination, and workflow management. Advanced capability in reporting, systems utilisation, and process optimisation. Behavioural Competencies Ensures accountability, plans and aligns work, manages complexity, drives results, communicates effectively, optimises processes, builds effective teams, demonstrates resourcefulness, and persuades stakeholders. Personal Attributes High achievement orientation, credibility, focus, persistence, confidence, and optimism. Ability to work in structured environments, manage competing priorities, and remain composed under pressure. Cognitive Abilities Strong numerical, verbal, and logical reasoning skills to analyse data, interpret information, and solve complex operational problems. Success Indicators Consistent delivery of operational targets, compliant and safe facilities, efficient resource utilisation, strong team performance, high stakeholder satisfaction, and measurable improvements in operational effectiveness.
