Hectorspruit: General Manager (HOA)

Job Description

About the Role

The General Manager position is a critical leadership role responsible for overseeing the daily operations and maintenance of the estate, ensuring high standards of service delivery, and implementing preventative measures to mitigate operational risks.

Key Responsibilities

  • Oversee the daily operations and maintenance of the estate
  • Maintain high estate standards and service delivery levels
  • Conduct regular inspections and ensure issues are resolved promptly
  • Identify operational risks and implement preventative measures
  • Manage all contractors and service providers in line with contractual obligations
  • Monitor service levels and enforce accountability
  • Handle contractor performance issues and procurement processes
  • Ensure quality control across all outsourced services
  • Ensure compliance with HOA rules, policies, and legislation
  • Support the Board in implementing governance decisions
  • Manage resident conduct matters, disputes, and complaints professionally
  • Maintain accurate operational and governance records
  • Work closely with the Finance Coordinator and Managing Agent to monitor budgets, expenditure, and operational costs
  • Lead, manage, and develop on-site staff
  • Allocate responsibilities and monitor performance
  • Promote accountability, professionalism, and teamwork
  • Ensure compliance with health and safety regulations
  • Implement emergency procedures and risk management plans
  • Oversee maintenance of safety systems and infrastructure
  • Oversee preventative maintenance programmes
  • Maintain infrastructure standards and asset condition

Requirements

  • Minimum 5 years experience in estate management, property management, or a similar operational leadership role
  • Proven experience managing contractors and multi-service operational environments
  • Strong understanding of HOA governance structures and applicable legislation
  • Experience working with Boards, Committees, and Managing Agents
  • Financial literacy with the ability to manage budgets and interpret reports
  • Valid Drivers License essential
