About the Role
We are seeking an experienced Property Administrator to join our team in Durban, responsible for the overall management of our Company’s Property Portfolio. The ideal candidate will have a strong background in property administration and excellent communication skills.
Key Responsibilities
- Monitor occupancy levels and ensure that all related terms and conditions of occupancy is adhered to.
- Manage Lease agreements, tenants, agents both internal and external.
- Conduct and compile regular site visits, inspections and relevant photographic evidence in relation to maintenance of properties to an acceptable standard.
- Maintain and update a central database of all properties, assets, acquisitions and disposals.
- Liaise directly with Owners, Directors and Shareholders.
- Source and Market current properties and assets.
- Vet and screen potential tenants.
- Manage lease renewals, terminations escalations and amendments.
- Manage and address tenants’ complaints, disputes and enforce house rules.
- Ensure rentals, utility bills and related are paid and up to date at all times.
- Assist with due diligence and onboarding of newly acquired properties and assets.
- Manage Service providers related to rental properties and assets.
- Manage budget and implement cost cutting initiatives where and when necessary.
- Manage and direct related tender processes.
- Manage utility space, parking spaces, access controls, insurance and risk claims and assessments, and relative statutory compliances.
