Johannesburg Permanent | Full-Time (Six Days per Week) Remuneration: Negotiable (Dependent on Experience) A well-established commercial property business is seeking a highly experienced and driven Lease Department Manager to lead and oversee its leasing division. This is a senior leadership role responsible for managing multiple teams, ensuring compliance across properties, driving operational efficiency, and maintaining high standards of corporate governance. The successful candidate will be mature, energetic, commercially astute, and comfortable operating in a fast-paced, high-accountability environment. Role Overview: As Head of the Lease Department, you will take full responsibility for the management, performance, and compliance of all leasing operations across multiple properties. You will ensure: -Operational excellence -Accurate lease administration and billing -Strong tenant management -Effective cross-department collaboration -High-performing teams aligned to strategic objectives -This role requires both strategic oversight and hands-on operational leadership. Key Responsibilities: -Compliance & Governance -Ensure all leasing operations comply with company policies, internal SOPs, and relevant legislation. -Oversee lease agreements, amendments, renewals, and supporting documentation. -Ensure accurate and timely tenant billing and invoicing in collaboration with Finance. -Manage tenant renewals, continuance schedules, and contract execution. -Ensure compliance with municipal regulations, maintenance standards, and contractual obligations. -Monitor and maintain operational data within the MDA/MRI property management system. -Uphold strong corporate governance standards across the department. Operations & Property Performance: -Implement and oversee leasing and facilities management strategies aligned to business objectives. -Manage day-to-day operations across multiple properties. -Drive process improvements to enhance operational efficiency and service delivery. -Collaborate with Maintenance, Security, and other internal teams to resolve tenant matters promptly. -Oversee tenant onboarding, acceptance documentation, and quotations. -Analyse property performance and provide strategic input on service mix, construction requirements, and operational enhancements. -Troubleshoot system challenges and ensure the effective functioning of property management platforms. -Prepare and present regular management reports on lease status, tenant metrics, and operational performance. People & Performance Management: -Lead, manage, and develop the leasing team across multiple properties. -Set, monitor, and manage KPIs aligned to departmental goals. -Conduct performance reviews, coaching, and capacity-building initiatives. -Address disciplinary matters and manage conflict resolution professionally. -Facilitate regular team meetings to monitor performance, productivity, and objectives. -Provide guidance on compliance, operational standards, and best practices. Minimum Requirements: -Bachelor’s degree or relevant professional qualification. -Minimum 10 years’ proven experience in commercial property management. -Demonstrated experience leading and managing teams within a property environment. -Extensive experience with MRI/MDA property management systems (essential). -Strong knowledge of commercial lease agreements and property compliance frameworks. -Solid commercial property background (non-negotiable). -Strong financial acumen and understanding of billing processes. -Excellent written and verbal communication skills in English. Key Competencies: -Strong leadership and team management capability. -Proven ability to oversee multiple properties simultaneously. -Advanced understanding of property accounting and lease administration. -Ability to implement structure, process, and operational discipline. -Strong troubleshooting and system problem-solving skills. -Commercially astute with sound decision-making ability. -High levels of resilience and accountability. -Willingness to work six days per week and manage ad-hoc operational requirements. Remuneration: -Market-related and negotiable, dependent on skills, experience, and qualifications.
