Job Description
Financial & Commercial Management:
- Manage budgets and forecasts, drive NOI growth through rental optimisation, cost control and vacancy reduction, oversee arrears and recoveries, and deliver monthly performance reporting.
Tenant & Stakeholder Management:
- Maintain key tenant relationships, drive lease renewals to minimise vacancies, enhance tenant experience across asset classes, and resolve disputes effectively.
Leasing & Marketing:
- Reduce vacancies through active leasing, negotiate lease terms, manage brokers, and monitor market trends to stay competitive.
Operations & Facilities Oversight:
- Oversee facilities management, ensure SLA compliance, manage maintenance and capex projects, and ensure full OHS and regulatory compliance.
Leadership & Team Management:
- Lead and develop the Property Administrator, drive team collaboration, and manage performance through KPIs.
REQUIREMENTS & QUALIFICATIONS
Education & Professional Memberships:
- Bachelor’s Degree in Property Studies, Real Estate, Finance, or Business Management.
Experience:
- Minimum of 5–7 years of experience in a Property Portfolio Management or similar role.
- Crucial: Proven experience managing a diverse, multi-sector portfolio. Specific exposure to
- Private Student Accommodation (PBSA) and Retail alongside traditional Commercial/Industrial
- assets will be a distinct advantage.
- Demonstrated experience holding bottom-line accountability for NOI and financial reporting.
- Experience in matrix management (collaborating with and directing shared services/facilities
- teams).
- Deep understanding of commercial property law, lease agreements, and the Consumer
- Protection Act (CPA) / Rental Housing Act (RHA) as it applies to the residential/student
- components.
- Strong financial acumen with the ability to interpret income statements, manage budgets, and
- calculate yields.
- Excellent negotiation and conflict-resolution skills.
- High EQ with the ability to adapt communication styles across a diverse tenant base (from
- corporate CEOs to university students).
- Proficiency in MDA, MRI
