About the Role
We are seeking an experienced Property Portfolio Manager to join our team at TAC Recruitment. The successful candidate will be responsible for managing a diverse portfolio of properties, including Private Student Accommodation (PBSA) and Retail assets. This is an excellent opportunity for a seasoned professional to take on new challenges and contribute to the growth of our client’s business.
Key Responsibilities
- Manage budgets and forecasts, drive NOI growth through rental optimisation, cost control and vacancy reduction, oversee arrears and recoveries, and deliver monthly performance reporting.
- Maintain key tenant relationships, drive lease renewals to minimise vacancies, enhance tenant experience across asset classes, and resolve disputes effectively.
- Reduce vacancies through active leasing, negotiate lease terms, manage brokers, and monitor market trends to stay competitive.
- Oversee facilities management, ensure SLA compliance, manage maintenance and capex projects, and ensure full OHS and regulatory compliance.
- Lead and develop the Property Administrator, drive team collaboration, and manage performance through KPIs.
Requirements
Education & Professional Memberships:
- Bachelor’s Degree in Property Studies, Real Estate, Finance, or Business Management.
Experience:
- Minimum of 5–7 years of experience in a Property Portfolio Management or similar role.
- Proven experience managing a diverse, multi-sector portfolio.
- Specific exposure to Private Student Accommodation (PBSA) and Retail assets will be a distinct advantage.
- Demonstrated experience holding bottom-line accountability for NOI and financial reporting.
- Experience in matrix management (collaborating with and directing shared services/facilities teams).
- Deep understanding of commercial property law, lease agreements, and the Consumer Protection Act (CPA) / Rental Housing Act (RHA) as it applies to the residential/student components.
