Job Description
As the Property & Maintenance Manager, you will be responsible for the day-to-day operational management of a diverse property portfolio, ensuring buildings are well-maintained, compliant, cost-efficient, and operationally effective.
You will work closely with operations, leasing, asset management, and executive teams while leading site staff, contractors, and service providers across multiple properties.
Key Responsibilities
Property Operations & Portfolio Management (Property Management Jobs South Africa)
- Manage the daily operational functions of commercial, retail, and industrial properties
- Oversee property maintenance, repairs, and building operations
- Ensure properties remain clean, compliant, and maintained to high standards
- Handle tenant operational queries and ensure professional communication
Maintenance & Contractor Management
- Manage contractors, suppliers, and maintenance service providers
- Oversee preventative and reactive maintenance programmes
- Ensure all plant and equipment are serviced within required timeframes
- Manage SLA performance for security, cleaning, lifts, utilities, HVAC, and related services
Tenant Installations & Building Compliance
- Conduct incoming and outgoing tenant inspections
- Oversee tenant installation quality and approve payment authorisations
- Ensure compliance with OH&S regulations, ASIB requirements, and relevant legislation
- Ensure buildings maintain all required compliance certifications and safety standards
Financial Management & Reporting (Facilities & Property Finance Jobs)
- Assist with annual operational budgets and monthly expense management
- Monitor budget vs actual expenditure and report variances
- Manage property-related creditor payments and procurement processes
- Support tender processes and supplier negotiations
Risk Management & Asset Protection
- Manage insurance claims and risk-related incidents
- Identify high-risk maintenance areas and implement preventative solutions
- Ensure proactive maintenance management across the portfolio
Leadership & Stakeholder Management
- Lead and manage building managers, maintenance staff, and site teams
- Work closely with leasing, acquisitions, disposals, and portfolio management teams
- Provide operational and maintenance reporting to executive management
- Maintain strong relationships with tenants, contractors, and stakeholders
Minimum Requirements
- Minimum 5+ years’ experience in property and maintenance management
- Proven experience within commercial, retail, and industrial property environments
- Strong understanding of building operations, maintenance, and facilities management
- Experience managing contractors, suppliers, and service level agreements
- Knowledge of OH&S compliance and property legislation
- Valid driver’s licence
