The Maintenance Manager is responsible for overseeing and coordinating all maintenance, repair, and upkeep activities across the property, equipment, infrastructure, and facilities. This role ensures that all mechanical, electrical, plumbing, and structural systems are functioning effectively, safely, and in compliance with regulatory standards. The Maintenance Manager leads a team of technicians and contractors, develops preventative maintenance plans, manages maintenance budgets and inventory, and ensures minimal downtime of key services. The role involves hands-on technical expertise, strong organisational skills, and effective leadership to maintain smooth operations and extend the lifespan of all assets. Key Responsibilities 1. Maintenance Operations Oversee daily maintenance activities and assign tasks to maintenance staff. Conduct regular inspections of buildings, equipment, and systems. Ensure timely repairs of mechanical, electrical, plumbing (MEP), HVAC, and structural issues. Implement preventative maintenance schedules to reduce breakdowns. 2. Facilities & Equipment Management Monitor performance and condition of generators, boilers, water systems, refrigeration, kitchen equipment, and other critical machinery. Ensure proper maintenance of lighting, security systems, and workplace infrastructure. 3. Health, Safety & Compliance Ensure compliance with occupational safety standards and statutory regulations. Conduct risk assessments and implement corrective actions. Maintain records of all equipment, inspections, and repairs. 4. Team Leadership & Supervision Supervise maintenance technicians, grounds staff, and contractors. Train staff on technical skills, safety protocols, and equipment handling. Schedule shifts and oversee productivity and performance. 5. Budgeting & Inventory Control Prepare and manage the maintenance budget. Source and purchase tools, spares, and materials. Track stock levels and maintain accurate inventory records. 6. Project Management Coordinate renovation, upgrade, and refurbishment projects. Liaise with external service providers and contractors. Oversee installations of new equipment or systems. 7. Emergency Response Respond promptly to urgent maintenance issues, breakdowns, electrical outages, and plumbing emergencies. Ensure contingency plans and backup systems are functional. Qualifications National Diploma or Degree in Electrical/Mechanical Engineering, Facilities Management, or related field (advantageous). Trade Test (Electrician, Plumber, Fitter, Millwright) preferred. Health & Safety Certification (e.g., SAMTRAC, NOSA) is an advantage. Experience 35+ years experience in maintenance management or technical supervisory role. Experience in hotel/lodge, manufacturing, commercial property, or hospitality maintenance is highly beneficial. Proven experience managing a team and handling contractor relationships. Skills & Competencies Strong technical knowledge (electrical, plumbing, mechanical, HVAC). Excellent problem-solving and diagnostic abilities. Strong leadership, communication, and team management skills. Ability to manage budgets and inventory efficiently. High attention to detail and organisational skills. Ability to work under pressure and respond to emergencies quickly. Personal Attributes Hands-on; proactive, and technically minded. Customer-focused with a service-oriented approach. Reliable; responsible, and committed to safety. Able to prioritise tasks and manage multiple projects simultaneously.
