Job Title: Leasing Manager

Reports to: General Manager/ Regional Leasing Manager

Direct Reports: Leasing Administrator

Purpose of Position/Objective

The primary responsibilities referred to are a guide only, and the responsibilities of the employee will likely be expanded upon over time and may change from time to time.

Responsible for the full leasing function.

Duties and Responsibilities

Strategy

  • Assist in formulating the leasing strategy for the Shopping Centre, implement and manage the leasing strategy.

Leasing

  • Implement the approved leasing strategy.
  • Engage with tenants in leasing negotiations and deals.
  • Manage TPN checks and surety reviews.
  • Coordinate all lease documentation.
  • Manage and reduce vacancy levels in the Mall.
  • Ensure maximum sustainable rental growth on new deals and renewals.
  • Keep up to date on new Tenants entering the market and establish relationships.
  • Manage renewals timeously.
  • Manage and track all lease documentation.
  • Ensure Deposits and Bank Guarantees are in place.
  • Manage the lease compliance process before the document is presented to the Regional Executive for signature.
  • Ensure all signed leases are uploaded on MRI and archived.
  • Check the lease MRI lease schedule to the lease.
  • Weekly relevant feedback to Regional Leasing Manager and General Manager.

Administration

  • Submit content, offers and leases and all back-up documents for monthly stats to be done.
  • Liaise with Auditors on Lease Audits.
  • Liaise with Valuers on Property Valuation information.
  • Budgets
  • Assist with draft of annual budgets and forecasts.

Requirements

  • Degree or Diploma and/or related qualification
  • Minimum Experience
  • 5 years related experience
  • Skills
  • A proven track record of leasing management and performance management in a retail property management environment.
  • A proven record of retail Tenant relationships
  • Strong interpersonal and communication skills (both written and verbal), negotiation skills and proficiency in the management of relevant leasing systems.
