About the Role
The Leasing Manager role at Talent Evolution Ltd is a critical position that requires expertise in negotiating and concluding lease agreements while ensuring alignment with commercial objectives and portfolio strategy. The successful candidate will be responsible for balancing tenant requirements with financial and operational goals to secure sustainable income streams and maintain high occupancy levels across the portfolio.
Key Responsibilities
- Develop and implement the annual leasing strategy in alignment with company and client objectives.
- Ensure all lease renewals and new lease agreements are negotiated and concluded timeously and professionally.
- Prepare, compile, and finalize lease agreements accurately in accordance with company and client policies.
- Implement and manage processes to track outstanding leases and FICA documentation, escalating issues where necessary.
- Build and maintain strong relationships with tenants and brokers to support tenant retention and portfolio growth.
- Compile and distribute monthly vacancy schedules to brokers.
- Develop and maintain an active broker database.
- Engage with prospective tenants and brokers, including conducting property viewings and space showings.
- Prepare and manage income budgets and contribute to the annual budgeting process.
- Produce accurate leasing status reports, monthly variance reports, forecasts, tenant installation schedules, broker commission schedules, and internal commission schedules.
- Compile and present monthly management reports for the commercial property portfolio.
- Manage tender applications and prepare commission packs for client approval.
- Approve workflows on SAP and ensure financial processes are accurately recorded.
Requirements
- Minimum Grade 12 qualification.
- Registration with a Valid Fidelity Fund Certificate.
- Minimum of 3-5 years experience within a commercial leasing environment.
- Computer literacy with proficiency in MS Office and property management systems.
- Strong negotiating skills with the ability to secure favourable lease terms.
- Numerical aptitude with the ability to interpret financial data and rental structures.
- Ability to interpret and apply lease agreements and contractual documentation.
- Sound knowledge of the legal context governing commercial leases and property law.
