About the Role

As the Property & Maintenance Manager, you will be responsible for the day-to-day operational management of a diverse property portfolio, ensuring buildings are well-maintained, compliant, cost-efficient, and operationally effective.

Key Responsibilities

  • Manage the daily operational functions of commercial, retail, and industrial properties
  • Oversee property maintenance, repairs, and building operations
  • Ensure properties remain clean, compliant, and maintained to high standards
  • Handle tenant operational queries and ensure professional communication
  • Manage contractors, suppliers, and maintenance service providers
  • Oversee preventative and reactive maintenance programmes
  • Ensure all plant and equipment are serviced within required timeframes
  • Manage SLA performance for security, cleaning, lifts, utilities, HVAC, and related services
  • Conduct incoming and outgoing tenant inspections
  • Oversee tenant installation quality and approve payment authorisations
  • Ensure compliance with OH&S regulations, ASIB requirements, and relevant legislation

Requirements

  • Minimum 5 years experience in property and maintenance management
  • Proven experience within commercial, retail, and industrial property environments

Job Description

About the Role

The Maintenance Manager will be responsible for leading the maintenance team to ensure maximum uptime of heavy and light engineering machinery in Cape Town City Centre. The successful candidate will have a strong focus on preventative maintenance, team leadership, and compliance with the Occupational Health and Safety Act.

Key Responsibilities

  • Preventative & Corrective Maintenance: Develop, implement and manage preventative maintenance programmes for plant machinery and infrastructure.
  • Breakdown Management: Ensure rapid and effective resolution of equipment breakdowns to minimise unplanned downtime.
  • Team Leadership: Lead, mentor and upskill the maintenance team, including artisans, fitters and electricians, to ensure efficient completion of daily tasks.
  • Safety & Compliance (OHS Act): Ensure full compliance with the Occupational Health and Safety Act, including regular inspections and enforcement of safe working practices.
  • Stock Control: Manage critical spare parts inventory and control maintenance-related costs.
  • Project Management: Oversee the installation, upgrading and removal of sheet metal processing machinery.
  • Supplier Management: Liaise with external contractors, suppliers and maintenance service providers.

Requirements

  • Education: Recognised Trade Test (Fitter/Turner)
  • Experience: Minimum of 5 years maintenance experience, with at least 3 years in a managerial role, preferably within a heavy and light engineering, steel fabrication or sheet metal fabrication environment.
  • Experience with roll formers, eccentric presses, shearing machines, press brakes and welding machines is required.
  • Electrical knowledge will be advantageous.
