Johannesburg: Property Manager – Commercial & Industrial

Job Description

Key Responsibilities: Manage a portfolio of commercial and industrial properties Drive occupancy rates, rental income, and asset value growth Build and maintain strong tenant relationships and resolve queries efficiently Support leasing initiatives and tenant retention strategies Oversee property maintenance, facilities, and compliance Ensure adherence to health, safety, and legal regulations Manage contractors and service providers (security, cleaning, parking) Implement and monitor preventative maintenance plans Prepare and manage budgets, forecasts, and financial reports Monitor property income, expenses, and profitability Manage arrears, assist with debt collection, and optimise revenue Conduct pre-billing checks and invoice approvals Compile and present monthly management reports and performance analysis Monitor market trends and property performance metrics Maintain accurate tenant records, lease data, and asset registers Assist with audits, annual budgets, and financial year-end processes Conduct regular site inspections and property audits Manage maintenance workflows, quotations, and contractor performance Ensure building compliance and regulatory adherence Attend management, leasing, and operational meetings Assist with property acquisitions, disposals, and due diligence Identify opportunities to increase revenue and reduce operational costs Drive marketing, promotions, and tenant engagement initiatives Manage onsite staff and service provider performance Minimum Requirements: Proven experience in commercial property management or portfolio management Strong background in industrial property management advantageous Solid understanding of property finance, budgeting, and reporting Knowledge of leases, compliance, and facilities management Experience working with tenants, contractors, and stakeholders Proficiency in MS Office and property management systems
