We are seeking a visionary and results-driven leader to head our Residential Developments division, driving growth, innovation, and excellence across residential projects.

About the Role:
The Head of Residential Developments will lead and grow the residential development portfolio, overseeing both resale developments and properties held in the rental portfolio. The role requires strategic and operational leadership to ensure financial performance, project execution, and market growth.

Key Responsibilities:

  • Strategic & Financial Oversight: Manage financial performance, funding, tax planning, and business opportunities.

  • Project Management: Lead development projects through the full lifecycle, including feasibility studies, due diligence, planning approvals, service provider selection, cost control, and timeline adherence.

  • Funding & Financial Relationships: Collaborate with the financial team to secure funding, build strong relationships with financial institutions, and maintain accurate weekly cashflow forecasts.

  • Marketing & Sales: Develop and monitor marketing strategies to optimise sales volume and pace across projects.

  • Human Resources & Legal Compliance: Ensure the division is appropriately resourced, oversee HR matters, and maintain compliance with legal and regulatory requirements.

  • Reporting: Provide regular updates to the Board on financial performance, project status, and strategic opportunities.

Day-to-Day Functions:

  • Identify and assess new development opportunities.

  • Assemble and manage professional teams for each project.

  • Monitor construction progress, quality, and costs.

  • Ensure projects meet contractual and regulatory timelines.

  • Work closely with marketing and sales teams to achieve project targets.

Requirements:

  • Proven experience in residential property development, including project and financial management.

  • Strong knowledge of the property market, legislation, and approvals processes.

  • Exceptional leadership, strategic thinking, and stakeholder management skills.

  • Ability to manage multiple complex projects simultaneously.
