About the Role
Our Asset Management client in Stellenbosch is seeking a Financial Manager with 5-8 years of experience to lead financial management across a property and asset portfolio. The ideal candidate will ensure accurate reporting, strong controls, tax/VAT compliance, and commercially sound decision-making.
Key Responsibilities
- Manage month-end close and deliver accurate management accounts (P&L, balance sheet, cash flow) for multiple entities/SPVs.
- Prepare consolidated reporting for group structures (where applicable).
- Ensure compliance with IFRS/IFRS.
- Budgeting, Forecasting & Performance Management.
- Manage with the CFO the annual budgets and rolling forecasts.
- Build scenario and sensitivity analyses (interest rates, vacancies, escalations, cap rates, construction cost inflation).
- Development Finance & Project Cost Control.
- Set up financial controls for new developments: project budgets, cost codes, commitment tracking, and cost-to-complete reporting.
- Manage project cash flows and support lender drawdown processes aligned to covenants and facility terms.
- Oversee payments and banking processes, ensuring appropriate approvals.
- Funding, Lender & Investor Reporting.
- VAT, Tax & Regulatory Compliance (South Africa).
- Audit & Internal Controls.
- Property & Facilities Financial Operations (Asset Management Focus).
Requirements
- BCom Accounting/Finance – SAICA/SAIPA/CIMA or CA(SA) advantageous.
- 5-8 years finance experience, with exposure to asset management.
- Solid experience with Multi-entity reporting (SPVs).
- Budgeting/forecasting and cash flow management.
- VAT principles relevant to property and development in South Africa.
- REIT-style reporting basics (if applicable).
